Condominium Manager

Condominium Property Manager

Elara Property Management Inc. | Edmonton, Alberta | Full-time, in person

The role

Elara Property Management Inc. is growing, and a full-time Condominium Property Manager is joining the team.

Elara manages condominium corporations exclusively, and this position sits at the centre of that work. A property manager here carries a portfolio of corporations, answers to their boards, and is the person owners deal with when something matters. The work runs from budget preparation and contract negotiation through to chairing an annual general meeting in a room where not everyone agrees.

Direct condominium experience is welcome. It is not the only door in. Tradespeople with hands-on problem-solving, service professionals with genuine people skills, and career changers with strong administrative instincts have all succeeded in this role. What does not translate is impatience with people or discomfort with technology.

What the work involves

  • Full management of a portfolio of condominium corporations under the Condominium Property Act, including budgets, reserve fund planning, and board reporting

  • Chairing and presenting at board meetings and annual general meetings, including contested ones

  • Negotiation and analysis of contracts with trades, insurers, and service providers

  • Site attendance across multiple properties, with a schedule that flexes to the portfolio

  • Owner and resident correspondence held to a same-day standard

  • Daily work inside an integrated software stack, including the proprietary systems Elara has built for its own operations

Required

  • Licensed through the Real Estate Council of Alberta, or eligible to obtain a Condominium Manager licence within 90 days of hire

  • Real customer service instinct and enjoyment of the people side of the work

  • Confidence leading and chairing meetings in front of a room

  • Strong administrative skills: document formatting, Excel, mail merges, and professional business writing

  • Conflict resolution or sales background

  • Contract negotiation and analysis ability

  • Comfort working independently across multiple sites on a flexible schedule

  • Quick adoption of new technology

  • Valid Alberta driver's licence and reliable vehicle

Considered an asset

  • QuickBooks or general accounting exposure

  • Two years of prior property management experience

  • Prior condominium management experience specifically

The setting

Elara is a women-led, family-owned firm founded in Edmonton in 2020, working from the head office at 17304 116 Avenue NW and serving corporations in Edmonton and through Alberta.

The team is closely integrated and the systems are refined constantly, usually because someone on staff pointed out a better way.

Relationships with boards and residents are the product here. That expectation applies to every person on the team without exception, and it is the first thing assessed in an interview.

To apply

Send a cover letter and resume to Careers@ElaraManagement.com with the subject line "Condominium Property Manager." In the cover letter, describe a situation where you held a difficult room or a difficult conversation, and how it ended.

Candidates selected for interview will be contacted directly.

Property Administrator

Property Administrator

Elara Property Management Inc. | Edmonton, Alberta | Full-time, in office Shift: Monday to Friday or Tuesday to Saturday, scheduled between 10:00 a.m. and 7:00 p.m.

The role
Elara Property Management Inc. manages condominium corporations exclusively. No rentals, no commercial portfolios, no divided attention. The Property Administrator role is the entry point into that specialty and the position most Elara property managers come up through.

This posting is for a later-shift administrator. Owners and residents do not stop calling at 4:30 p.m., and contractors, boards, and emergencies rarely respect business hours. The person in this seat covers the back half of the day, and on the Tuesday to Saturday rotation, the weekend front end as well. Expect stretches of independent work with the office quieter around you.

What the work involves

  • Front-line response to owner, resident, and board correspondence by phone and email, with same-day turnaround as the standard

  • Triage of after-hours and urgent calls: assessing what is an emergency, dispatching the right trade, notifying the property manager, and documenting what happened

  • Preparation and distribution of notices, meeting packages, minutes, and correspondence on behalf of the corporations Elara manages

  • Maintenance of owner registers, unit files, insurance certificates, and corporate records

  • Coordination of work orders, contractor scheduling, and follow-up through to close-out

  • Support to property managers on annual general meetings, budget circulation, and estoppel and information request packages

  • Accurate file notes on every interaction, so any colleague can pick up a matter cold

What you bring

  • Direct exposure to condominium, residential, or commercial property management. This is the requirement that matters most, and applications without it will not move forward.

  • Composure on the phone with people who are frustrated, worried, or in the middle of a flood at 6:40 p.m.

  • Written communication that is clear the first time and holds up when it is read back later by a board or a lawyer

  • Organization under volume: multiple corporations, competing deadlines, nothing dropped

  • Sound judgment working alone, and the sense to know when a situation belongs with a manager or a broker

  • Comfort with property management software, Microsoft 365, and learning new systems quickly

  • Eligibility to work in Canada, a clean criminal record check, and a valid Alberta driver's licence

Advancement and licensing

Condominium managers in Alberta are licensed through the Real Estate Council of Alberta. Elara sponsors that path for administrators who demonstrate they are ready: course costs, study time, and mentorship from licensed managers and the brokerage.

The progression is deliberate. Administrator, senior administrator, assistant manager, then a portfolio of your own. Timelines depend on performance and licensing, not on tenure alone. Every property manager on staff started by learning the files from the inside.

The setting
Elara is a women-led, family-owned firm founded in Edmonton in 2020, working from the head office at 17304 116 Avenue NW. The teams are small enough that work is visible and credit lands where it belongs. The pace is real, the standards are high, and the support is there.

To apply Send a resume and a short note to Careers@ElaraManagement.com with the subject line "Property Administrator — Later Shift."

In the note, name your condominium or property experience and which rotation you prefer, Monday to Friday or Tuesday to Saturday.
